Conroe ISD vs Splendora ISD: what the rate difference costs

A new home in Conroe can fall in either Conroe ISD or Splendora ISD, and the two districts adopted different rates for the same tax year. On a $265,000 home the gap is roughly $800 a year.

Rates are per $100 of assessed value, adopted for tax year 2025 by the Texas Comptroller. The dollar column applies the rate to a $265,000 assessed value and excludes exemptions.

Two districts, one city

Conroe's new-home inventory straddles a boundary. Homes east of the city sit in Splendora ISD; much of the rest is Conroe ISD. The boundary does not follow city limits and can split a single subdivision, so the district is a property of the parcel, not of the address's mailing city.

What the gap is worth

Applied to a $265,000 assessed value, the difference between the two adopted rates runs to several hundred dollars a year, every year, for as long as the home is owned. Over a ten-year hold it exceeds most of the option upgrades a buyer negotiates hardest over at contract.

Why Splendora's rate is higher

The gap sits almost entirely in the interest-and-sinking half of the rate, which repays voter-approved bonds. A district repaying recent construction debt cannot lower that half at will, because bond covenants require the collection. That makes the difference durable rather than a one-year anomaly.

What to do about it

Ask which district a specific lot is in before signing, and confirm it against the appraisal district's record for that parcel rather than the sales office's map. Then apply the rate to the expected finished value, not the lot value.
